Metro Storage LLC, one of the largest owner-operators of self-storage facilities in the U.S., manages more than 3.5 million square feet across 46 assets. Always looking for ways to enhance asset performance and sustainability, the company recognized a major opportunity: transforming underutilized rooftop space into long-term clean energy and revenue.

To navigate complex solar markets and incentive programs, Metro Storage partnered with Black Bear Energy as its owner’s representative and Davis Hill Development (DHD) as solar developer and long-term asset owner. The collaboration focused first on a cluster of facilities in New York and Connecticut—states with strong renewable energy incentives—where solar could deliver both financial returns and measurable environmental impact.

Metro Storage entered into long-term solar roof leases with DHD, securing predictable income streams while boosting property value. Initially projected at 750 kW, the portfolio expanded to 1,750 kW through creative project structuring, including a canopy-mounted racking system that allowed installation on an older roof while preserving access for future maintenance. The result more than doubled capacity, creating greater financial benefit and amplifying the company’s sustainability leadership.
